 When Is The Best Time To Sell My Property?

While there are many factors that go into a property sale, choosing the right time to be on the market can play an influencing role. And while there are no hard and fast rules for the absolute best time, there are a few things to keep in mind when choosing your timing.

The first factor to consider is the type of property you have. If you are selling a property suited for a family, we recommend that you consider avoiding launching your property during school holidays as other families (your buyers) may be away or already occupied during this period. If you have a unit or apartment for sale however, this is not the case and school holidays may be an appropriate time.

Of course, many people are drawn to the seasons to sell their home. It’s no secret the residential property market tends to be the most active in spring. Many people find this time preferable to list or sell for a number of factors; it avoids major school holidays, the weather is inviting, houses present well and it avoids events like Easter, Christmas or back to school. For some properties however, there may be a better season to sell. For example, by putting your property on the market in July and August, you will have less competition from other properties on the market and there are always buyers watching the market and needing to purchase.

The most important factor though when considering when to sell is making sure it is the optimal time for you, and that you have taken the time to prepare your home, set a thorough marketing plan and have the capacity to move (or already be moved) when your property sells.
